## Current Status

Initial project shell created. No application code exists yet.

## Objective

Build a European real estate research and prediction agent using urbanism, news, demographics and market data with strict historical leakage control.

## Durable Rules

- `available_at <= prediction_time`.
- No future zoning, sale or demographic data in earlier predictions.
- Temporal train/test separation.
- Predictions are estimates.

## Known Risks

- Historical data revisions without availability timestamps.
- Future sale prices leaking into features.
- Regional source inconsistency across Europe.

- I-001 Create immobilier-predictif skeleton.
- Define source registry.
- Define temporal schema.
