Objective
Build a European real estate research and prediction agent using urbanism, news, demographics and market data with strict historical leakage control.
Durable Rules
available_at <= prediction_time.- No future zoning, sale or demographic data in earlier predictions.
- Temporal train/test separation.
- Predictions are estimates.

- Historical data revisions without availability timestamps.
- Future sale prices leaking into features.
- Regional source inconsistency across Europe.
